Resumo
Globally, Building Information Modeling systems have become a dominant trend in the systematic implementation of engineering projects, optimizing information management throughout the lifecycle of the building or facility. In this same direction, the concept of Internet of Things has also been a key part of efficiency and integration with other technologies, with emphasis on the development of device connectivity, especially in sensors and actuators. These technologies, when integrated, allow the collection of information favoring the maintenance and control of buildings and their equipment, especially when applied in the field of automation and in the construction of virtual models that make it easier for the user to interpret what is happening in real time. It also enables, through the data obtained from sensors and actuators, decision making with greater precision, and can also indicate the most appropriate time to carry out maintenance. In this sense, the present work seeks to describe a building maintenance and control model, based on the integration of data from a sensor network in a BIM system, enabling the management, control and virtual maintenance in an existing building, enabling the reduction of maintenance costs and the increase of the useful life of its installations.
